Property Management Only services are ideal for owners of second homes who will not be renting their properties while absent from Spain. They simply require a company to regularly inspect their property and ensure the letter box is emptied. We will hold the keys and be available in case of an emergency call outs. e.g Alarms
Property Management Services typically include:
- Key-holder service for property access relating to all subscribed services and regarding all repair and maintenance visits
- Full Property Maintenance Service including obtaining competitive quotes and arranging for and supervising repairs and maintenance, as instructed
- An initial full inventory check of the fixtures and fittings and all other contents of your property
- Mail collection and management
- Exception reporting to keep you informed of problems and defects (obtaining photographs when required)
- Monitoring and issue management regarding bill payments. These could be mortgage, community charges, gas, electricity, water, local housing tax payments (IBI), rubbish collection charges (Basura) etc.
- Weekly property inspections (especially following adverse weather conditions) to minimise any potential damage to the property. These inspections will check on security, state of repair of buildings, fixtures and fittings, furnishings, utility checks on lighting, plumbing, appliances etc., humidity/damp control, control of pests and/or vermin, etc.
- Statement of accounts, at least twice yearly, to keep you fully informed of all finances related to your property
The A-E of property management
Accounts – Arrange that your accounts are kept up to date and ensure that your taxes and community fees are paid. Monthly and quarterly returns showing all income and outgoings will be sent you in your home country.
Air-Conditioning Installation – Arrangement of Air-conditioning installation.
Alarm installation – Arrange the installation of alarm systems and represent you in your absence should the alarms be activated.
Banks – Open a bank account in your name so that direct debits can be paid out and rental income can be paid in.
Cleaning – Whenever you require a clean including bed linen and towels changes.
Community representation – As an absentee owner you must be kept up to date with any notifications regarding the running of the community. If owners or a representative are not present at the AGM, you could lose your vote. This could lead to changes in the running of the community or its services that are not in your best interests or to your liking. We will make sure that you are notified of any prospective changes that are to be voted upon.
Delivery of Goods – If you are having goods delivered to your property in your absence. We can supervise delivery, entry and check goods before signing them off.
Electricians – Have local professional electricians to quote for any work that maybe required.
Emergency Contact – Offer an emergency call out telephone number to you and your guests staying in your property so that they may contact us in an emergency.
The F-L
Furniture Design & Supply – We can fully furnish your property through our own network of furnishing suppliers. We will ensure that your home interior is individually and exclusively designed to reflect your own personal taste. Our design teams will create a definitive WOW Factor that your neighbours will envy. Complete turnkey furniture packs are available that include everything from spoons to sofas – In fact everything you need to make you home in Spain a home from home!
Garden and Pool Maintenance – Arrange for your gardens and pool to be maintained on a regular basis. You and your guests will be able to enjoy the outdoor lifestyle of southern Spain whilst you are here without interruption!
Golf – Tee times can often be booked for all local courses – some at a discount.
Health and Hospitals – Information regarding local hospitals, Doctors and dentists.
Insurance – Arrangement of quotations for property, household, vehicle and public liability insurances.
Jacuzzi’s – Arrange quotations for jacuzzi’s and spas.
Joiners – Have local professional joiners to quote for any work that maybe required.
Key Holding – For emergency call outs, inspections and cleaning services.
Laundry – All bed linen, towels, tea towels, bath mats washed, dried and ironed.
Lock changing – We recommend that all new properties have their locks changed.
The M-R
Mail Forwarding – Your utility bills and important mail forwarded to your home address so that you have original copies of bills. This service is a must if you do not want to arrive in Spain, dealing with final demands or the electricity already turned off! Most invoices can now be arranged online or via email.
Maintenance – Regularly check the maintenance of your property both inside and out. We will arrange for any emergency work to be carried out within 24 hours where necessary. When non essential work needs to be done, contact you with a quotation and a concise explanation of the problem.
Near – Normally within 10-15 minutes of your property.
Organisation – Help you sensibly organise the running and maintenance of your property in your absence.
Plumbers – Have local professional plumbers to quote for any work that maybe required.
Property Maintenance – Complete maintenance service for the interior and exterior of your property.
Protect – Protect the rights of our owners should there be any legal situation arise between themselves and tenants, to the best of their ability.
Qualify – Interview and qualify prospective long term tenants prior to your approval.
Rent-a-car – Car rental can be arranged for you or your guests.
The S-Z
Satellite Dish or Internet – Satellite or internet television installation can be arranged where necessary and where allowed. Many new communities have pre-installed systems that are hooked up to a main communal dish. In many cases all that is required is a box to be installed within the property.
Snagging – If you have purchased a new property it essential that it is snagged professionally and as soon a possible. We can arrange to snag your property, ensure that the developer signs a copy of receipt of the list. Follow up to make sure that any problems, damages etc. are rectified.
Swimming Pool installation – Arrange for professional local pool specialists to quote for the installation of swimming pools at very competitive rates.
Tourist information – Supply a range of literature on local tourist attractions, restaurants, day-trips, shopping and entertainment.
Understanding – Understand the needs and requirements of both the owners and the tenants and will do our utmost to accommodate your requirements and wishes.
Vacant Property Inspections – We regularly make property inspections on vacant properties. Our team check the electrical appliances , water and electricity, airing the property and keeping the mail boxes emptied.
Welcome Packs – A welcome pack of grocery products can be delivered to your property on the day of your or your guests arrival.
