Buying off-plan property anywhere in the world
requires that you carefully consider the implications prior to purchase.
Buying an off-plan property in Spain at initial pre-sales pricing
can of course offer an excellent upside and thousands have made
considerable profits over the years. However buying Phase I of a 4-5
phase development could mean that you cannot resell your property until
completion of the entire project which could be 2-3 years further down
the line and you will be the one paying the monthly mortgage. If you are
buying for your own use then you still get the equity gain and use of
your property - for the investor these mortgage payments could be eating
away at your potential profit.
Well advised investors are buying into one and two phase developments
for several reasons:
A) Maximum upside within the shortest
period of time.
B) Completed communities will hold an
immediate appeal to both purchasers and tenants
C) Smaller developments often sell out
within months allowing investors to resell their property
without competition from the developer, well before the
development is completed
D) The development will be more attractive
to residential buyers - both national and international.
E) Especially on the Costa del Sol there
are a huge amount of small 2 bedroom apartments that are vacant,
that are not within walking distance of the beach- and at the
same time a shortage of larger 3 bedroom residential apartments,
townhouses and villas on the rental market in general.
NB: Buying more
residential sized properties offers a broader resale and rental
market to the international market with the added incentive of a
huge Spanish market in the background which can act as a safety
net.
With
forecasts of thousands of people from all over Europe moving to the Costa's,
Spanish property prices look set to continue increasing for the next
several years.
