Buying off-plan property requires that you carefully consider the implications prior to purchase.

Buying an off-plan property in Spain at initial pre-sales pricing can of course offer an excellent upside and thousands have made considerable profits over the years. However buying Phase I of a 4-5 phase development could mean that you cannot resell your property until completion of the entire project which could be 2-3 years further down the line and you will be the one paying the monthly mortgage. If you are buying for your own use then you still get the equity gain and use of your property - for the investor these mortgage payments could be eating away at your potential profit.

Off plan property is suitable for most kind of overseas buyers, but not all off plan property is suitable to the same investors.

Buying a new home in Spain for yourself is very different to buying purely for investment reasons. What may suit your own needs may not suit future tenants. It is more than important to ascertain why you are indeed buying a property and in which way it will service you. A stunning country home in the mountains may be perfect for you and your family but it will not be a suitable investment vehicle should you be wanting to rent it out on an annual basis.

Properties that can be rented out and genuine rental/revenue properties are not the same thing. A rental property is one that has either a rental gaurantee or leaseback attached with the purchase or in an area that will attract quality year round tenants - I.e. within or alongside 5 star resorts and hotels and within a convenient drive from an international airport. A property that can rented out will normally be sited in an area where there is a mix of owner occupiers that rent out their properties when they can. We make recommendations based on what our clients advise. Be sure that you know what you wish to achieve fron your new property.

Well advised investors are buying into one and two phase developments for several reasons:

A) Maximum upside within the shortest period of time.

B) Completed communities will hold an immediate appeal to both purchasers and tenants

C) Smaller developments often sell out within months allowing investors to resell their property without competition from the developer, well before the development is completed

D) The development will be more attractive to residential buyers - both national and international.

E) Especially on the Costa del Sol there are a huge amount of small 2 bedroom apartments that are vacant, that are not within walking distance of the beach- and at the same time a shortage of larger 3 bedroom residential apartments, townhouses and villas on the rental market in general. 

NB: Buying more residential sized properties offers a broader resale and rental market to the international market with the added incentive of a huge Spanish market in the background which can act as a safety net.
